Providing landlords with two property management service options, let-only or managed-service.

FBR Seed are registered letting agents and are happy to cover Scotland and the North of England.

Usually, we provide landlords with two service options: let-only or a managed service. However, if you require a bespoke service, please get in touch. Our aim is to help you get the most from your property, to keep you and your property compliant and to ensure your relationship with your tenant is harmonious.

We are also accredited with Landlord Accreditation Scotland (LAS).

Landlord Services

We typically provide two types of service for landlords wishing to rent out a property: let only, and a managed service. We can also arrange other services as and when you need them, inspections, documents only and advertising. Please get in touch, as our aim is to manage your relationship with your tenant smoothly and reliably. All our landlords must register with Landlord Registration Scotland.

LET ONLY SERVICE

FBR Seed’s let-only property management service includes:

  • Advising on Landlord and Property Legislation
  • Assessing the property and advising on a rental valuation, taking market conditions into account
  • Advertising on our website and a national website
  • Arranging viewings and processing applications from prospective tenants
  • Preparing all tenancy documents, subject to the outcome of satisfactory references
  • Ensuring all your compliance is current prior to the commencement of the tenancy
  • Arranging for a full photographic inventory via a third-party
  • Collection of first month's rent and deposit
  • Lodging the deposit with the Tenancy Deposit Scheme
  • Meeting the tenant for a check-in, if applicable
  • Informing utilities and the local authority, if applicable

We will let the property on your behalf, and your tenant will deal directly with you for all day-to-day matters during the tenancy.

MANAGED SERVICE

FBR Seed’s managed property management service includes:

  • Advising on Landlord and Property Legislation
  • Assessing the property and advising on a rental valuation, taking market conditions into account
  • Advertising on our website and a national website
  • Arranging viewings and processing applications from prospective tenants
  • Preparing all tenancy documents, subject to the outcome of satisfactory references
  • Ensuring all your compliance is current
  • Arranging for a full photographic inventory via a third-party
  • Collection of initial rent and monthly thereafter
  • Collecting and lodging the deposit with the Tenancy Deposit Scheme
  • Meeting the tenant for a check-in
  • Informing utilities and the local authority
  • Carry out a “settling in” inspection and annually thereafter
  • Organise any repairs/work required in consultation with you and on your authorisation
  • Carry out an annual rent review

Here, the tenant deals directly with us for all day-to-day queries.
